Development to be in conformity with these regulations.

 

1). In the case of an area comprised in a Detailed Development Plan (DDP) approved under the Act, the Development therein shall be in conformity with that DDP.

 

Provided that where a road street alignment is not prescribed in DDP, but it is prescribed in the Master Plan, then street alignment in Master Plan shall apply.

 

Provided further that in cases where an area is declared as Continuous Building Area (CBA) in either in Master Plan or in DDP, the area shall be taken as CBA and developments therein shall be regulated accordingly; however, CBA parameters shall not apply to plots in approved layout areas unless specifically earmarked for continuous building developments.

 

2). All detailed Town Planning Schemes sanctioned under the Town Planning Act 1920 shall stand superceded by the Master Plan / DDP approved for that area. All developments therein shall be regulated with reference to the Land use Classification indicated in the Master Plan / DDP for that area and development regulations.

 

3). Developments in respect of DDP approved / consented to by the Government shall be regulated with reference to the equivalent land use classification indicated below and development regulation.

 (GENERAL - Not Chennai Building Rules)

I. Tower and Podium type high rise structure upto 50 M may be allowed with the following:

 

a)      For Podium i. e ground plus first floor alround setback shall be 7 M alround

b)      For the Tower block the coverage and alround setback shall be minimum 50% of the Podium block and shall be atleast 3 M from the Podium edge on all sides.

c)      The fire safety and escape measures for the Tower Block shall be independent of the Podium Block.

 

II. Stepped type or Pyramidal type Hi-rise Structure:

 

Such type of hi-rise building block may be allowed for height above 30 M with the following Open Space requirements:

a)      At ground level: Minimum 8 M all round open space for the first five floors.

b)      At upper floors: Increase of 1 M all round open space or more for every 5 upper floors or 15 M height or part thereof over and above the ground level open space of minimum 8 M.

MRTS Influence areas of special character in Second Master Plan (SMP)

 

In order to encourage transit sensitive activities and to allow densification in area around MRTS (Refer Map No. MP/ II / CMDA 15/ 2008) from Thirumayilai to Velachery ((GD Naidu Nagar (138), Bheemannapet (142), Thiruvalluvar Nagar (143), Mylapore (147), Avvai Nagar North (148), Raja Annamalaipuram (149), Adyar West (151), Velachery (153), & Thiruvanmiyur West (154)) have been declared as MRTS influence area.

 

FSI allowable in the area is max 2.0 for non-multistoried residential development with dwelling units, each not exceeding 75 sq. m or 807 sq. ft, in floor area.

 

Maximum height allowable is G+3 or Stilt +4 subject to a maximum of 15.25 m or 50 feet, subject to comply with permissible land use & planning parameters of CMDA

It Parks are permitted in the following land use zones:

IT Corridor Zone (Area to a depth of 500 meters on either side of the Rajiv Gandhi Salai (Old Mamallapuram Street) has been declared as IT corridor (From Kottivakkam and Perungudi village to Chennai metropolitan Area Limits, vide Map no. MP / II / CMDA. 14 / 2008.

 

Minimum abutting Road width: 18 meters

Minimum Site Extent: 1,500 sq. m or 16,146 sq. ft or 37 cents or 6.7 grounds.

Development Regulation:

The development shall confirm to the development regulation in respect of all other parameters as per Development Regulations in the SMP.

 

The Height and Car Parking Standard shall be regulated as mentioned below:

 

51. Height (a) For non-multistoried building, it shall be in conformity with the requirements prescribed in the respective Development Regulation.

 

(b) For multi-storied building, maximum permissible height shall be 60 meters where the width of the abutting road is minimum 18 meters and exceeding 60 meters where the width of abutting road is minimum 30.50 meter, subject to such conditions as may be necessary.

 

Car Parking Standard: The covered car parking space will be allowed upto G+3 floors above ground level and the same shall not be included in the floor space index / plot coverage.
